Marsh Oak Roofing Call (251) 810-0465

The money side of a Mobile roof

Around Mobile Bay a roof has three possible payers: you, your insurer and, if you qualify, the state. Knowing which one covers which line changes the decision.

A low white cottage beside marsh grass and open water, its grey shingle roof shaded by a live oak.
Marsh, shade and damp air under an oak. Roofs like this one are priced as much on the deck and the edges as on the shingles you can see.

What sets the price before anything else

Strip away the brand names and a replacement quote around Mobile is built from the same few things. How many layers come off and how far the old material travels to be dumped. How much of the deck turns out soft once it is exposed, priced per sheet in writing. The underlayment and the membrane in the valleys. New flashing and vent boots, since the old ones rarely survive a tear off in good enough shape to reuse. Ventilation. Then the covering itself.

Humidity under the live oaks and years of Gulf storms mean decking is often the line that moves most. The replacement page explains how to get it priced as a rate so that it cannot turn into a dispute halfway through.

What a FORTIFIED scope adds

Building to the FORTIFIED Roof standard adds work that an ordinary replacement skips: a tighter nailing pattern into the framing, sealed seams on the deck, and a properly detailed edge. None of it is exotic, but it is more labour and more material, and it has to be seen and documented by an evaluator before the covering hides it.

So a FORTIFIED quote should be higher than a plain one on the same house. If it is not, ask which of those three items is missing. The standard itself is explained on the FORTIFIED page.

Who pays which part

The state, if you qualify. Strengthen Alabama Homes covers mitigation costs up to ten thousand dollars for an owner occupied single family house that is the primary residence, following a county schedule on its own site. The program pays only what the award notice says, and the homeowner is responsible for the difference.

You, up front. The FORTIFIED evaluation is arranged with an evaluator approved by the program and paid out of your own pocket. Budget for it before the award, not after.

Your insurer, over time. FORTIFIED publishes Alabama wind premium discounts of roughly 25 to 35 percent at the Roof level, rising at Silver and Gold, offered by most insurers. That is a saving on the wind portion of the premium each year, not a one off payment, and it is worth getting a real figure for your own house from your agent.

Your insurer, after a storm. If a claim is paying for the roof, the wind or hurricane deductible on a coastal Alabama policy is often calculated differently from the ordinary one. Read it on the declarations page first. The storm damage page covers how a wind claim is handled here.

Comparing quotes fairly

Put every quote on the same scope, either plain or FORTIFIED, and ask for the lines above itemised. Check the company's Alabama license before you sign anything over ten thousand dollars. Then the lowest number means something, because you know what it includes.

Questions people ask

Does the grant pay for a roof that is simply worn out?
No. It pays toward bringing the roof up to the FORTIFIED standard, not toward ordinary replacement for its own sake. In practice many houses need a new covering to reach the standard anyway, but the award is tied to the mitigation, and the program only pays the amount on the award notice.
Is FORTIFIED worth it if I do not get the grant?
Work it out over the years you plan to stay. The extra scope costs more once, and the wind discount comes back every year for as long as the designation holds and your insurer honours it. Ask your agent for the premium on your house both ways before you decide, rather than relying on a published range.
Why does the license matter for the price?
Because nearly every full replacement here goes over the ten thousand dollar line where Alabama requires a Home Builders Licensure Board license. A low price from an unlicensed outfit is not a saving if the work cannot be enforced or the grant will not pay for it.
